Planning to sell your TTDI house? Get the most important question on your mind answered by us!
The #1 Question of Every Homeowner:
“How much is my home worth?” Every seller’s greatest fear is selling too low and every buyer’s greatest fear is buying too high.
Here’s how to figure out what’s a fair valuation - and get it!
Survey past and current sale prices in the neighbourhood and complete with info on renovations, extensions, and refurbishments.
Look at past transactions and current asking price in your neighbourhood.
Your real estate agent should be able to advice how many days in the market has the current properties been sitting in the market at the current ask price. This should give you an indication of what’s the fair market value.
Why is this important?
The type of renovation, extensions and refurbishments done to the unit is important because it impacts the buyers’ overall cost of buying a house in a matured neighbourhood. In more recent neighbourhoods, the buyers don’t worry about the wiring, plumbing and general wet works but for neighbourhoods like TTDI that are over 40 years old, these are usually the areas that are necessary and the most costly.
So if your house has been renovated, be sure to compile a list of renovation done and when it was done. The more recent it’s done, the better the value it’d add to your house.
However, aesthetic renovations are very subjective. The more heavily renovated the house, the longer it might take to sell the house because the general price of the house will increase but not all buyers will like it.
And this is why every house in TTDI is unique, so be sure to compare apples with apples.
The value of the house depends on the area it is located. Every area in TTDI has its own unique selling point and thus, appeals to different people.
To understand what the preferences are and how it impacts the value of your house, don’t be afraid to speak to your local real estate agent.
Next, keep yourself in the loop with the performance of your listing.
Your real estate agent should be able to provide all analytics and data related to their marketing activities related to your property.
As the community relies increasingly more on digital media for marketing, all backend marketing including the cost of marketing should be readily available.
So if your house sits on the market for far too long, you should be able to evaluate whether it’s because there isn’t enough marketing or because it is not priced correctly.
By making educated decisions about your house with our monthly update report. Leave no room for guessing games.
This is why at Yin Homes, we consider our relationship with every single home owner as a business partnership.

High rises and terrace houses appear as the top preferred choices in Taman Tun Dr. Ismail (TTDI) among homebuyers and investors.
🏘️Landed properties like terrace houses are making a comeback recently for various reasons.
🤓With a large portion of the nation’s workforce working from home since the start of the pandemic,
📣“…the desire for larger, more spacious property has resulted in the shift towards terrace houses as well as properties in the fringes of city centre…,” said PropertyGuru DataSense Managing Director Joe Hock Thor in reflection of Malaysia’s property data in 2021.
TTDI could be that location for you. 😉

What Makes Taman Tun Dr Ismail (TTDI) So Special?
Ever wonder about the price tag of TTDI property? What makes TTDI such a unique place where generations reside in this neighbourhood? Learn more about TTDI before buying your own place here.
As a realtor, the most common question I get from clients who are not familiar with TTDI is: What makes this place so special?
o When you look up TTDI houses for sale, you’d find:
RM1.3M – 1.8M for an old, run-down 40 years old terrace house.
o When you look up TTDI single storey houses for sale, you might be surprised to find:
RM 1.18M for a single storey house with no renovation but getting snapped up within days.
Are you wondering why?
Where is TTDI Located?
The easy, simple way to justify the price tag is to say that the centrality of its location. You will see on the map that TTDI is surrounded by major highways leading to Petaling Jaya or KLCC -- Penchala Link, Lebuhraya Damansara-Puchong -- and just a short drive from the Kerinchi Link.

There is also an MRT TTDI Station. For those of you who would like to search, the station code is SBK10. There are feeder busses going around the area to take residents to the station. For more information on the feeder bus schedule within TTDI, you can head over to: https://www.mrt.com.my/feeder_bus/index.htm
However, there are many other locations within Klang Valley that can offer similar conveniences and probably at a slightly lower price tag.
So, what more does TTDI have to offer?
Amenities and Facilities in TTDI
That the amenities are in abundance and that there are commercial conveniences within the area.
Start your day with a latte from Quartet. Scoot over to Dusun to grab some kombucha and fresh fruits before heading to your car to pick up your laundry at Zeccy.
You might want to grab some fresh vegetables and fish from your local grocers: Fresh Grocer or Ever Fresh before going to Maybank/CIMB/RHB/ to take care of your financial errands.
In the evening, perhaps you’d like to go for a little stroll around the park then you head to Taman Bukit Kiara. If you wish to go for a hike, just drive over to the TTDI hills for a pleasant hike.
Do all the above without leaving the TTDI vicinity. Now, isn’t that convenience at your fingertips?
The TTDI Community

The lifestyle and conveniences the area offer fits the demographic of the modern family: Young or Retired.
TTDI is a special and unique place to live because of its community. It is a community that has shown over time that all it stands for and its efforts to make this a better place is to leave a legacy: to leave this place better for the next generation. You will find that the parks are well-kept & the streets are clean. When there is debris or rubbish – someone takes the initiative to call the local authorities to do something about it.
In the early 2000s, TTDI’s crime rate was on the rise. The residents then decided that something had to be done for the good of this neighborhood through a new policing programme. The initiative — a collaboration between the Home Ministry, Performance Management and Delivery Unit, and the Malaysian Digital Economy Corp, which aims to speed up tasks and give the police enough time to investigate cases — entails equipping police personnel with protective gear, logistics tools and non-lethal weapons such as stun guns, body cameras and other system improvements.
Through this programme, the crime rate in TTDI has fallen by 40% just 20 months after the programme kickstarted. In the early stages, monthly meetings with the residence were held to keep an open dialogue. The community here is highly intellectual with strong civic mindedness. This makes the area a very safe and healthy environment to raise a family.
